Why do I need an Architect?

What are the benefits of using an architect?
An architect is a fully-qualified professional trained in all aspects of design and construction with the ability to design, problem solve, create and bring to life your project. With 5 years+ of academic studies and covered by professional indemnity insurance.
Can you work with long distance clients?
Yes, I can work with you through virtual meetings and share designs with you via various online tools.
Will you be able to design the style of building I want?
Yes, I custom design to your needs and wants, listen to your concerns and help guide you through the process until I achieve your desired outcome.
Where do I begin?
I begin your project with an initial phone consult, followed by an in person (if possible) brief meeting.
What happens during our initial meeting?
At first, I outline the services I can provide for you and discuss your project and your needs and goals
you want to achieve.
How involved will I be?
I involve clients as much or as little as they like. I tailor an experience based on your expectation and work to
make the architectural process as simple and pain free as possible.
What other consultants might I need on our project?
Each project is different and will require a range of consultants at various times. I will advise you on which consultants may be relevant to your particular project.
How many changes will I be able to make?
Changes may vary from minor to major depending on what is involved. I allow a certain allocation of hours per stage.
Will you design the interiors of my project?
Yes, I can provide an interior design service should you require us to do so.
What are the timeframes for each stage?
The timeframes vary depending on the size and complexity of each project.
What type of projects do you take on?
I specialise in residential projects of varying size and complexity.
Do you work with external interior designers?
Yes, I can work with external professionals if your preference is to use them.
Do you work on heritage listed buildings?
Yes, I have past experience with all types of heritage properties.
Can you manage the project?
I manage your project from initial conception to full approval. I can assist with tendering the project,
appointing a builder, and can oversee the build.
What is the difference between Planning and Building Permits?
Planning Permit refers to your council acknowledging the overall concept and plan and how it relates to the site, what the built form looks like, its over shadowing effects and how it relates to the street it sits in.
Building Permits relate to the review and approval of the construction type, its engineering and ensuring the documentation meets all the various building codes and Australian standards relevant to that construction project.
How long does it usually take to get planning approval?
This varies depending on council areas, the complexity of your design and how the design
meets your council’s guidelines.
Will you arrange for the Planning and Building Permit for my project?
Yes, as part of my services I lodge and manage your applications until all approvals are granted.
Can you guarantee you’ll get a Planning Permit for us?
Unfortunately, I can’t guarantee this, but I will work closely with your council to achieve the
best outcome for gaining approval.
Do I need a consultant Town Planner?
In some instances, this may be required, depending on the complexity of your project.
What exactly is included in your fees?
I detail all fees in the Client Architect Agreement (CAA), which outlines each stage of work. Each project is unique, so I will provide details that are relevant to your project.
When I will be charged?
I require a 10% deposit prior to commencement of work and the balance is invoiced monthly for each stage.
Will I own the copyright?
I will provide a licence to use your drawings for your site once all outstanding fees are paid. This also will be detailed in the CAA.
Will you provide all necessary structural information?
No, the structural engineer you engage will provide this information.
Can you ensure my project is environmentally sustainable?
Yes, in early discussions about your project, talk to me about your level of expectation around sustainability.
Do you offer 3D perspective views of the design?
Yes, I can model your design in 3D if you wish for an extra fee.
